CONDITIONS OF APPROVAL <br /> SA-94-29 <br /> TEICHERT LAND COMPANY <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a This approval shall be for the construction and operation of a 13,680-square foot truck <br /> maintenance shop and truck parking facility. <br /> b. Submit an Improvement Plan, prepared by a Registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff created by the approved development shall be retained <br /> on the site. Only storm water runoff shall be permitted to enter the site's storm water <br /> retention pond. The site's drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. Pond capacity calculations shall be submitted <br /> for approval. A plan check fee will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. Ali automobile <br /> parking and circulation areas and major truck circulation\maneuvering areas shall be <br /> paved and permanently maintained with base material and two inches of asphalt concrete <br /> to provide a durable dust-free surface. Truck parking spaces and minor truck circulation <br /> areas may be surfaced with base material and chip seal. Gravel may be used for trailer <br /> storage areas. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5) <br /> d. A circulation plan shall be shown on the Improvement Plan. The plan shall include <br /> turning radii for the proposed truck-tractor/trailer combinations. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> I. A minimum ten (10) foot wide landscaped strip shall either be installed across the entire <br /> frontage of the subject parcel or along the west side of the developed portion of the site. <br /> The former shall respect the ultimate right-of-way width of Harlan Road. The strip shall <br /> be continuous except where crossed by driveways and walkways. All areas on the <br /> developed portion of the site not used for buildings, parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped. Landscape details shall be consistent with <br /> Development Title Chapter 9-1020 and be included on the Improvement Plan. <br /> Undeveloped portions of the project site shall be maintained to prevent the creation of <br /> dust or erosion and shall not become a health hazard. <br /> Conditions of Approval - 1 - SA-94-29 <br />
