KLEINFELDER <br /> EXPECT MORE <br /> SOIL SUITABILITY AND NITRATE LOADING STUDY <br /> PILOT TRAVEL CENTER <br /> 10998 S. HARLAN ROAD <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> ` 1. GENERAL <br /> L Kleinfelder is pleased to present the results of our soil suitability and nitrate loading <br /> study for the Pilot Travel Center located at 10998 S. Harlan Road in San Joaquin <br /> County, California. The Assessor's Parcel Number for the property is 193-330-30. An <br /> aerial photograph showing the approximate site boundaries is presented on Plate 1. <br /> The purpose of our study was to determine the suitability of the property for septic tank <br /> usage. The study was performed in general accordance with the requirements of <br /> Section 9-10100© of San Joaquin County Ordinance. The following sections include <br /> background information regarding the project site and the proposed development, past <br /> and present uses of the site, existing septic tank performance and permitting, and the <br /> r groundwater conditions in the project area. In addition, discussions regarding our <br /> investigative procedures and the site conditions encountered during our field <br /> exploration are included. Finally, the results of our percolation tests, nitrate loading <br /> calculations, and subsequent conclusions are presented. <br /> 2. SITE DESCRIPTION I PROPOSED DEVELOPMENT <br /> At the time of our study, the subject 23.64-acre parcel primarily consisted of a <br /> Kenworth semi-truck dealership in the western area and a fenced asphalt paved area <br /> reserved for truck and trailer parking in the center portion of the site. The dealership <br /> consisted of two structures and asphalt paved parking areas. To the east of the truck <br /> and trailer parking area was a relatively small fenced area that appeared to be used to <br /> stockpile and distribute soil. A retention basin was located in the southern area of the <br /> project site between the truck dealership and the parking area. The remainder of the <br /> project site consisted of a vacant field that was overgrown with weeds. Based on the <br /> presence of soil mounds and tire ruts, it appeared that the top soil of the vacant field <br /> had been moved around in the past. The property was bound to the north by various <br /> structures, asphalt paved parking areas, and a retention basin; to the immediate east <br /> by railroad tracks and S. McKinley Avenue beyond the tracks, to the west by S. Harlan <br /> Road; and to the south by Roth Road. The existing parcel is zoned I-G (General <br /> Industrial). An aerial photograph showing the existing developed components of the <br /> project site is presented on Plate 1. <br /> We understand that the existing truck and trailer parking area, the area used to <br /> .. stockpile soil, and the vacant field are proposed to be developed into a Pilot Travel <br /> Center.
