(DISTRICT 4). <br /> APPLICANT: Patrick and Alberta Gallagher APN: 063-260-02 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Harney Lane has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. An Irrevocable Offer of Dedication for a 25-foot wide right-of-way along the west line of <br /> APN 063-260-02 plus a 20-foot by 20-foot corner cut-off(snipe) at Harney Lane shall be <br /> required. <br /> (Development Title Section 9-1150.5(b)) <br /> 3. The frontage improvements for future road along west line of APN 063-260-02 shall be <br /> constructed in conformance with the standards for one-half of a 50-foot right-of-way Rural <br /> Residential Road. The construction of the frontage improvements will be deferred, upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the Parcel Map.
