EXECUTIVE SUMMARY <br /> Raney Geotechnical has completed Phase I environmental assessment of the subject property. Our <br /> research has revealed no evidence of pending environmental actions on or against the property. Our <br /> reconnaissance of the site did not identify any suspicious on-site environmental conditions or <br /> activities. Review of readily available historical aerial photography and topographic maps suggest <br /> that the property has been used for agricultural (mostly livestock grazing) and rural residential <br /> purposes for more than 50 years. <br /> A number of smaller containers of household chemicals, paints, gasoline, as well as several <br /> abandoned automobile batteries were observed within the area of a small residence on the northeast <br /> comer of the property. A 55-gallon drum of motor oil (partially filled) was noted within the barn at <br /> this location. The drum has leaked onto a concrete slab within the barn. A concrete wash basin was <br /> observed easterly of the barn; the wash basin was filled with used paint and motor oil. No evidence <br /> of leakage or significantly impaired soil conditions was noted near the wash basin. Proper removal <br /> of all hazardous chemicals is recommended prior to any demolition activities. <br /> The property presently supports domestic and irrigation water wells. If future developments on the <br /> property do not require the use of these wells, they should be abandoned properly in accord with <br /> state and local regulations. <br /> Our research of government agency information indicates that there have been no reported <br /> contamination conditions of a sufficient magnitude or proximity considered threatening to the <br /> environmental integrity of the subject property. <br /> In our opinion, no further environmental investigation of the subject property is warranted by <br /> available information. However, based on the age of the on-site residential structure, asbestos <br /> containing building materials may be present. The San Joaquin Valley Air Pollution Control <br /> District may require a survey of the building and the removal of regulated asbestos containing <br /> materials prior to any demolition activities. The California Occupational Safety and Health <br /> Administration (Cal-OSHA) requires that demolition contractors disturbing regulated quantities <br /> of asbestos containing construction materials have special licensing. <br />
