January 31, 2008
SOIL SUITABILITY STUDY
DEPALMA PROPERTY
18406 S HAZELHURST ROAD
ESCALON, CALIFORNIA
OUR PROJECT NUMBER: LGS080003
1.0 INTRODUCTION AND PROPOSED DEVELOPMENT
Our office was contracted by Dominic Depalma of Ripon to conduct a soil suitability study for
the property at 18406 S Hazelhurst Road, Escalon, California.
The soil suitability study (SSS) was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of Section
9-1105.2(d) of the San Joaquin County Development code. A major element of the field work
included conducting percolation tests that meet the required absorption rates as required by
San Joaquin County, Public Health Services, Environmental Health Department (EHD).
In addition to conducting the percolation tests, a review of published soil information, geologic
maps, and ground water information was performed to evaluate the suitability of soils for use
with a septic system.
The formatting of this report has been designed to follow, to the greatest degree possible, the
EHD's Soil Suitability Study Requirements Checklist, dated July 14, 2003.
1.1 . Site Description,
The Assessor's Parcel Number (APN) for the Site is 245-080-07) The parcel is approximately 20
acres in size (Plate 1). The county application number is pending. The site has a residence on
each parcel; the remainder of the property is planted in peach orchard.
The elevation of the Site, according to a United States Geological Survey topographic map, is
about 80 to 90 feet above mean sea level. The land grades gently up to the west.
According to the San Joaquin County Community Development Department (www.co.san-
joaquin.ca.us), the subject property is zoned AG-40, general agriculture with a minimum parcel
size of 40 acres. This zoning designation "is established to preserve agricultural lands for the
continuation of commercial agricultural enterprises."
1.2 Proposed Development
The subject property will be divided into two parcels. Parcel 1 will be 2 acres in size, and Parcel
2 will be 18.01 acres in size. One residence will remain on each parcel.
902 Industrial Way•Lodi,CA 95240-209.367.3701 •Fax 209.369.4228 02008 Neil O.Anderson&Associates,Inc.
