MEMO <br /> Unless otherwise specified, all Conditions o` Approval shall be <br /> complied with prior to recording the Parcel Map. <br /> The tentative map will expire two years from the date of <br /> approval. <br /> Those conditions followed by a section number or other statutory <br /> requirement are based on ordinance requirements. ordinance <br /> requirements cannot be modified. <br /> Development Services <br /> a. Parcel 1 shall contain .95 acres and parcel 2 shall contain <br /> . 69 acres. <br /> b. A 25 foot wide easement for access is required to serve both <br /> parcels. The easement shall run from the parcels being <br /> created to a public roadway. (Planing Title Section 9- <br /> 9380[c] ) <br /> C. Access shall be provided in accordance with the requirements <br /> of the Uniform Fire Code Section 10.207. (Board Resolution <br /> R-88-1200) <br /> d. No development shall occur within the drip line of the oak <br /> trees. The K of the oak trees shall be mapped by a <br /> qualified arborist. The oak tree drip line map shall be <br /> submitted to Development Services prior to approval of the <br /> Parcel Map. All drainage from impervious surfaces shall be <br /> piped or channelled to an on-site drainage pond. The <br /> drainage pipe lines and the storm drainage pond shall be <br /> located outside any oak tree drip line. An improvement <br /> plan, prepared by a civil engineer, showing drainage, <br /> building pad, driveways and any other impermeable surfaces <br /> shall be provided to the Development Services Division prior <br /> to approval of the Parcel Map. The following note shall be <br /> placed on the Parcel Map: <br /> Building permits approved for parcels 1 and 2 shall <br /> comply with the Conditions of Approval for Minor <br /> Subdivision Application No. MS-92-155. <br /> The above condition does not apply to oak trees that a <br /> qualified arborist has determined to be dying or diseased. <br />
