9. All references to bonding shall mean a bond or any other security acceptable to MHCSD in <br /> compliance with the State of California Subdivision Map Act and provided by a company <br /> doing business in California. <br /> 10. All conditions of approval and all applicable impacts and mitigation measures identified in SP <br /> II plan and SP II Initial Study are to be completed as directed in the Mitigation Monitoring <br /> report, unless specifically addressed otherwise in one of the conditions of approval for the <br /> Tentative Map. <br /> 11. All public lands shown on the Tentative Map shall be dedicated or offered for dedication to <br /> MHCSD at the time of approval of the Final Map in accordance with the PLEP Ordinance, if <br /> applicable. <br /> 12. Final Maps shall conform to the roadway system depicted in Specific Plan Il, Figure 9.1 for <br /> arterials and collectors, conforming to the latest MHCSD Standard Specifications and <br /> Standard Plans, to the Bicycle and Pedestrian systems as shown in Specific Plan Il, Figure <br /> 9.2, and to the transit system depicted in Specific Plan II, Figure 9.3, to the extent that such <br /> standards do not conflict with the MARA. Transit Stops shall be designed into Improvement <br /> Plans unless waived by the Public Works Director. <br /> 13. All street standards shall comply with the State of California Fire Code provisions, as <br /> interpreted and implemented by the San Joaquin County Fire Marshall and City of Tracy Fire <br /> Department. <br /> 14. All water rights shall be dedicated to the MHCSD upon approval of Final Maps. <br /> 15. Whenever all or any portion of a local or an arterial street is constructed, the improvements <br /> shall include the installation of all streetlights. The Neighborhood lighting shall be provided as <br /> required by the MHCSD Design Manual and as directed by the Public Works Director. Street <br /> lights shall also conform to the MHCSD Technical Specifications and Design Standards in <br /> effect at the time of the submittal for final approval. <br /> 16. Restricted access shall be shown on the Final Map and shall be in accordance with the <br /> Master Plan, the Design Manual, the MHCSD's Specifications and as directed by the <br /> MHCSD. <br /> 17. Record Drawings on Mylar and in digital format, consistent with the MHCSD file format, shall <br /> be submitted to MHCSD prior to acceptance of the improvements by the MHCSD. <br /> 18. Final Mao Digital File: A digital file of the Final Map shall be submitted to the MHCSD and to <br /> the San Joaquin County Community Development Department. The digital file format shall <br /> be consistent with requirements of the County Assessor and Community Development <br /> Department GIS division and the MHCSD digital file format. Condition shall be met prior to <br /> approval of Final Map. <br /> 19. Geotechnical Report: All infrastructure designs shall be shown on the grading and <br /> improvement plans and shall comply with and incorporate the recommendations of the <br /> Geotechnical Engineering Studies. Condition shall be met before approval of Final Map. <br /> 20. Environmental Hazards: Comply with all recommendations of the Environmental Site <br /> Assessment prepared for the project. Condition shall be met prior to beginning any <br /> construction on the related Final Map. Annual Reports, if applicable shall be submitted to the <br /> MHCSD Development Director. <br /> Conditions of Approval -11- <br />
