CONDITIONS OF APPROVAL FOR PA-1000267 <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, <br /> 209-953-7509) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map(s) shall be in substantial compliance with the <br /> Tentative Map dated November 2, 2010 (PA-1000267-Neighborhood K), and all Conditions of <br /> Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan and <br /> all other applicable Community Approvals. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director without requiring a new subdivision map application or a revision to <br /> approved actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2 Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be <br /> subject to Design Consistency Review and shall be consistent with the conditions of approval <br /> for the Tentative Map. Final Maps shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision <br /> map shall be subject to Design Consistency Review and shall be consistent with the conditions <br /> of approval adopted for the Tentative Map for Neighborhood K." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: Final maps, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br /> County Community Development Department and found consistent with the approved <br /> Tentative Map, including all conditions of approval,the Mountain House Master Plan, Specific <br /> Plan II, Development Title, and all other applicable Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> 4. Fees: <br /> General. Development within the project shall be subject to the payment of all applicable and <br /> lawfully enacted County fees, subject to the provisions of the Master Plan Development <br /> Agreement(i.e., the Amended and Restated Master Plan Development Agreement By and <br /> Between County of San Joaquin and Trimark Communities Relative to the Development of <br /> Certain Property Within the Mountain House Community{"Development Agreement"j)and the <br /> Specific Plan II Development Agreement(Specific Plan 11 Addendum to Development <br /> Agreement By and Between County of San Joaquin and Trimark Communities, LLC and <br /> Subsequent Development Agreement By and Between County of San Joaquin and Trimark <br /> Communities, LLC Relative to the Development of a Portion of the Mountain House Community <br /> (Specific Plan 11))("SPII Development Agreement))). [Development Agreement Section 2.5.3] <br /> Specific. The applicant for all subsequent development within Neighborhood K shall pay the <br /> Affordable Housing Impact Fee in effect at the time of building permit approval.
