Timing: Prior to approval of Final Map(s). <br /> NOISE <br /> 25. Outdoor Noise Levels: Best available noise reduction measures shall be implemented by <br /> the applicant to reduce noise levels in primary outdoor use areas (backyards)of new <br /> residential development to an Ldn of 60 dB. The subdivider shall specify what additional, <br /> reasonable measures have been taken in this regard. Where it is not possible to reduce <br /> noise levels to this levet using practical application of the best available noise reduction <br /> measures, an exterior noise level of up to 65 db may be allowed. [Master Plan Policy 11.3.1 <br /> (e)] In the case that noise levels cannot be reduced to the design noise level of 60 dB, the <br /> applicant must provide notice via a note on the deed of each lot stating that exterior noise <br /> levels may exceed 60 dB. <br /> Timing: Inclusion of note on the Final Map approved by CDD prior to Final Map approval, and <br /> inclusion of note on deed prior to issuance of building permits. <br /> 26. Interior Noise Levels: Interior noise levels for housing proposed to be located in areas <br /> exposed to an exterior noise level of an Ldn above 60 dB shall be maintained at or below an <br /> Ldn of 45 dB. [SPIT Implementation Measure 11.2.1 (4)] <br /> Timing: Compliance verified prior to the issuance of building permits. <br /> 27. Construction Noise: The following measure shall be implemented during construction: <br /> • Construction shall be restricted to the hours of 6:00 AM to 8:00 PM on weekdays. <br /> Extended hours which may include Saturdays and Sundays may be allowed through prior <br /> notice to adjacent residents and landowners, and prior approval of the MHCSD for <br /> infrastructure construction and CDD for building permits. <br /> • All internal combustion engines shall be equipped with exhaust mufflers that are in good <br /> condition and appropriate for the equipment. <br /> Timing: Inclusion of the above measures as notes on Improvement Plans approved by CDD <br /> and MHCSD prior to Final Map approval. <br /> GEOLOGY AND SOILS <br /> 28. Seismic Safety: The applicant shall comply with the applicable provisions of the MHCSD <br /> Emergency Preparedness Plan. <br /> Timing: Inclusion of a note on Improvement Plans approved by CDD and MHCSD prior to <br /> approval of Final Maps. Geotechnical investigation Recommendations: The applicant shall follow the <br /> recommendations of the following geotechnical investigations: <br /> a. Geotechnical Exploration, Neighborhood K, Mountain House, California, prepared in <br /> September of 2010, by Engeo Incorporated. <br /> Timing: Inclusion of a note on Improvement Plans approved by CDD and MHCSD prior to <br /> approval of Final Maps, and the incorporation of all recommendations of the geotechnical <br /> engineering studies into site preparation and construction of each dwelling prior to approval <br /> of building permits.
