Future <br /> residential uses and portions of lakes within Neighborhood L would be located just east of <br /> Mountain House Creek. <br /> Land Uses Adjoining the Neighborhood L Tentative Map. Land uses adjoining the Neighborhood <br /> L Tentative Map would be as follows: <br /> • To the west: The western edge of Neighborhood L would contain Mountain House Creek and <br /> an adjoining community park, which would border Neighborhood K to the west. <br /> • To the north: Old River forms the northern boundary of Neighborhood L,with agricultural <br /> uses located on the north side of the river. <br /> • To the south: The North Community Park in Neighborhood L, a water quality basin, and a <br /> transit station area would adjoin the railroad tracks, Byron Road, and park and commercial <br /> uses in the Town Center to the south of Byron Road. <br /> • To the east The existing wastewater treatment plant that serves Mountain House would be <br /> located just east of a portion of Old River Park and a residential area in Neighborhood L. The <br /> Cunha property, which is to include residential and commercial uses as part of Neighborhood <br /> L(when the owner applies for Tentative Map approval), is located east of the Neighborhood L <br /> Tentative Map and would include similar residential and commercial uses. The Old River <br /> �- Industrial Park would also be located to the east but has not yet been developed. Industrial <br /> uses in this area would adjoin residential uses at the east side of Neighborhood L. <br /> 2. Overall Project Description <br /> a) Neighborhood K Tentative Map. Land uses for the Neighborhood K Tentative Map <br /> would mainly consist of Low Density, Medium Density, Medium-High Density, and High- <br /> Density housing surrounding a series of lakes developed for the purpose of storm water <br /> management. A Neighborhood Park and K-8 school would be located near the center of <br /> Neighborhood K, with an adjoining small Neighborhood Commercial center. Housing <br /> would adjoin the Old River Regional Park and would also front on the proposed internal <br /> lakes and local collector streets. A concentration of Medium-High Density residential <br /> uses and a Mixed-Use center would be located at the western edge of Neighborhood K, <br /> with a Community Park in the center of this area. Public facilities and a large Community <br /> Commercial area are proposed in the southeast corner of Neighborhood K adjacent to <br /> Central Parkway. Old River Park would extend across the entire northern edge of the <br /> neighborhood. (See Figure 2a and Figure 2b.) A total of 332 acres are proposed for <br /> development. Specific acreage figures by land use category and the numbers of housing <br /> units proposed are provided below: <br /> • 814 single-family lots, <br /> • 4.64 acres of Residential High Density(R-H) lots, expected to yield 80 units; <br /> • 22.82 acres of Residential Medium-High Density(R-MH), expected to yield 280 units; <br /> • 65.45 acres of Residential Medium Density(R-M), expected to yield 413 units; <br /> • 85.35 acres of Residential Low Density(R-L), expected to yield 401 units; <br /> • 1.36 acre Neighborhood Commercial (C-N)area; <br /> • 16.26 acre Community Commercial(C-C)area; <br /> • 16.97 acres Mixed Use(old River Site)area; <br /> • 5.56 acre Neighborhood Park site; <br /> 3 <br />
