Land uses for the Neighborhood L Tentative Map <br /> would mainly consist of Low Density, Medium Density, and Medium-High Density housing <br /> surrounding internal lakes and a central school and Neighborhood Park area, similar to <br /> Neighborhood K. The Neighborhood Park, K-8 school, and a small Neighborhood <br /> Commercial center would be located at the center of Neighborhood L. A High Density <br /> residential area, Community Commercial center, and a transit center would be located at <br /> the south end of Neighborhood L near Byron Road. Old River Park would extend across <br /> the entire northern edge of the neighborhood, and also would occur along the eastern <br /> edge of the neighborhood. (See Figure 3a and Figure 31b.) A total of 366 acres are <br /> proposed for development. Specific acreage figures by land use category and the <br /> numbers of housing units proposed are provided below: <br /> 764 single-family lots; <br /> 2.91 acres of Residential High-Density(R-H) lots, expected to yield 58 units; <br /> 30.07 acres of Residential Medium-High Density(R-MH) lots, expected to yield 420 <br /> units; <br /> • 51.43 acres of Residential Medium Density(R-M) lots, expected to yield 297 units; <br /> • 100.02 acres of Residential Low Density(R-L) lots, expected to yield 467 units; <br /> • 1.59 acre Neighborhood Commercial (C-N) area; <br /> • 2.75 acre Community Commercial (C-C) area, <br /> • 5 acre Neighborhood Park site; <br /> 22.29 acre North Community Park, r/ <br /> • 23.60 acre Mountain House Creek Park, <br /> • 41.17 acre Old River Regional Park; <br /> • 47.31 acres of lakes; <br /> 12.67 acre existing water quality basin maintained by the MHCSD; <br /> • 16 acre K-8 school site; <br /> • 2 acre area transit station; and <br /> • 5.31 acres of street area <br /> 3. Residential Portion of Development <br /> Residential Lot Types. Tables 1A, 1 B, and 1C summarize the single family, residential lot sizes ('lot <br /> typicals")that would be provided. Figures 2b and 3b illustrate the locations of these proposed lot <br /> types. Individual lots would range in size from 3,570 square feet to 6,500 square feet. In all, there <br /> would be a total of 9 distinct lot types.
