• 2.1 Zoning
The San Joaquin County Community Development Department web site states
that the Site is zoned AL-10, limited agriculture with a minimum parcel size of 10
acres. This zoning designation "is intended to recognize and preserve areas that
contain existing concentrations of small-scale agricultural operations and
dwellings."
2.2 Proposed Development
A minor subdivision is proposed to divide the Site into four parcels. Mr. Norton
indicated that no changes to the use of the Site are planned.
2.3 Topography
A recent U.S. Geological Survey 7.5-minute topographic map was obtained from
the San Joaquin County District Viewer. In the map, the Site is depicted as
relatively flat land located at approximately 145 feet above mean sea level. This
map is included as Plate 3 in Appendix 1.
3.0 HISTORICAL RESEARCH
• 3.1 Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin
County Surveyor's Office in Stockton, California. The available photographs
were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated
1998, 2005, and 2014, were obtained from the San Joaquin County District
Viewer.
In the 1937 photo, the Site appears to be used for cultivation of rice. The
surrounding properties are used to grow rice or other crops. A few structures are
located along the roadways, including a small building cluster immediately to the
south. One structure is located on the parcel carved from the southeast corner of
the Site.
In the 1952 photo, the property to the north of the Site is now an orchard. A new
building cluster can be seen to the southwest of the Site.
In the 1963 photo, the building cluster to the immediate south appears to be a
small dairy. No other significant changes are apparent.
In the 1975 photo, the Site and adjacent land to the east appear to have been
planted with orchard.
•
LOGE 1808 2
