November 20,2003 <br /> Job Number: LE03-421 <br /> Page 2 <br /> 1.2 Zoning Information <br /> According to San Joaquin Community Development Department, the Site is zoned for General <br /> Agriculture (AG40), a designation"established to preserve agricultural lands for the continuation <br /> of commercial agricultural enterprises" (www.co.sanjoaquin.ca.us,2003). <br /> 1.3 Proposed Development <br /> ` We understand from examination of the Tentative Parcel Map created by Quartaroli-& <br /> Associates that Mr. DeRousse proposes to subdivide the Site into one 5.0-acre parcel(Parcel 1), <br /> one 40.0-acre parcel(Parcel 2), and one 46.46-acre parcel (Parcel 3). In a telephone conversation <br /> L at 4 o'clock p.m. Wednesday,November 19th, Mr. DeRousse indicated that he will continue to <br /> live in the three-bedroom residence on Parcel 1 and to use Parcels 2 and 3 as agricultural and <br /> pasture land. The proposed subdivision is indicated in Plate 1. <br /> L. <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> ►- 2.1 Site Use <br /> L The Site is currently used for a residence and as agricultural and pasture land. <br /> Review of historic aerial photos in conjunction with our Surface/Subsurface Contamination <br /> Report (SSSCR)revealed that the Site and its vicinity have been pasture and agricultural land <br /> from 1937 through 1983 (NOA Environmental, 2003). <br /> According to information provided by Mr. DeRousse in the environmental questionnaire <br /> completed for the SSSCR investigation(questionnaire dated June 16, 2003), the DeRousses <br /> purchased the Site in 1992 from a Mr. T. Rampoldi,who had purchased the land five years <br /> ` previously. Mr. DeRousse has used the Site for pasture and agricultural land and as a residence. <br /> 2.2 Vicinity Use <br /> Agricultural land with scattered residences surrounds the Site on all sides. Approximately one- <br /> quarter mile to the east is a chicken ranch, and approximately one-eighth mile to the northwest is <br /> L a turkey farm. <br /> Historical investigation conducted for the SSSCR revealed that the subject property and its <br /> Lvicinity have been agricultural and pasture land since at least 1937 (NOA Environmental, 2003). <br /> L <br /> O <br /> IY �RSOC �w <br />
