PA-1000007 OF AARON AND <br /> LINDA R. KIDDER (CIO MIKE SMITH ENGINEERING) (APN: 053-240- <br /> 05; ADDRESS: 17266 N. HILLSIDE DRIVE; LODI) <br /> This project is a Site approval application for a small winery to be built in two phases. <br /> Phase 1 is the conversion an existing 3,050 square foot agricultural building into a wine <br /> barrel storage building that includes a 200 square foot wine tasting area. Phase 2 is the <br /> construction of a new 1,000 square foot wine tasting room. All crushing and processing <br /> will be conducted outdoors. There are approximately eight acres of wine grapes planted <br /> on the ten-acre parcel. <br /> No marketing events are proposed with this application. This parcel is not under a <br /> Williamson Act contract. The General Plan designation is AIL (Limited Agriculture) and <br /> the zoning is AL-10 (Limited Agriculture, 10-acre minimum). <br /> The project is located on the northwest corner of Hillside Drive and Victor Road, south of <br /> Lockeford. <br /> Site Plan <br /> The site plan indicates the location of the existing vineyard and the existing and <br /> proposed structures (house, storage buildings, wine tasting room, parking area). <br /> However, it does not indicate the size or location of the proposed outdoor processing <br /> area. <br /> If any portion of the vineyard is proposed to be removed to make room for the outdoor <br /> crushing area, then a new site plan will need to be submitted before the project can be <br /> approved. If the wine'processing area will be conducted indoors or outdoors near the <br /> existing barn and no;vines will be removed, then therocessin be shown on <br /> p 9 area may <br /> the Improvement Plan. <br /> There can be only one wine tasting area. Before Phase 2 can be finaled, the wine tasting <br /> area in Phase 1 will have to removed or converted to storage. <br /> 1 <br />
