1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kevin Swanson, 468- <br /> 9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the"SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a phased food processing and <br /> manufacturing operation for pigeon meat. This approval includes the raising, <br /> processing and manufacturing of pigeons for pigeon meat to be sold wholesale <br /> only. Phase (1)to be completed in 18 months, includes the construction of an 80 <br /> square foot pigeon loft for 2,000 pigeons and the utilization of 2 existing 2,200 <br /> square foot buildings. Building 2 to be utilized as a processing unit, Building 3 to be <br /> utilized for storage, a cooler and freezer unit. Phase (2)to be completed in 5 years, <br /> will consist of the addition of 3,000 pigeons for a total of 5,000 pigeons and the <br /> expansion of the existing 80 square foot pigeon loft to 1,840 square feet, as shown <br /> on the Site Plan dated October 29, 2007. (Use Type: Animal Raising-Small Animals <br /> and Agricultural Processing, Food Manufacturing). <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> e. ANIMAL SETBACKS: All animals shall be kept or maintained a minimum distance <br /> of 100 feet from the nearest property line.(Development Title Table 9-1045.3) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All storage and maneuvering areas shall be surfaced with an aggregate base; <br /> (2) All parking areas and driveways shall be paved, <br /> (3) A minimum of 18 parking spaces shall be provided, including one (1) <br /> accessible space which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24). <br /> 3 <br />
