Parking & Surfacing <br /> Development Title Table 9-1015.3(b) states the use type Animal Raising-Small Animals, <br /> Agricultural Processing, Food Manufacturing would require 3.0 parking spaces per 1,000 <br /> square feet of building. As a result, a minimum of eighteen (18) parking spaces would be <br /> required, one of which shall be van accessible. Development Title Section 9-1015.5[e] <br /> states that all parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. The applicant shall <br /> be required to meet this requirement as a condition of approval for this project. <br /> Access <br /> Development Title Section 9-1015.5(h)(1) states access driveways shall have a width of <br /> no less than twenty-five (25)feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be less <br /> than twenty (20)feet wide. The applicant is proposing to utilize two (2) twenty (20)foot wide <br /> driveways for ingress and egress; therefore it appears the applicant meets this requirement. <br /> Screening <br /> Development Title Section 1022.4[d] [2]) states that all storage materials and related <br /> activities, including storage areas for trash, shall be screened so as not to be visible from <br /> adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in <br /> height. Outside storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. The applicant shall be required to meet this requirement as a condition of <br /> approval for this project <br /> This item has not been scheduled for a Planning Commission Hearing due to an <br /> application referral issue at this time. The Community Development Department has <br /> extended the application review period to December 11, 2007. Upon review by the <br /> Community Development Department and the responses from other agencies, and <br /> providing any outstanding issues have been resolved, the Community Development <br /> Department will tentatively schedule a Planning Commission Hearing and will be <br /> recommending that the Planning Commission approve Use Permit No. PA-0700491 <br /> subject to the following conditions: <br /> Use Permit Application No. PA-0700491 was approved by the Planning Commission <br /> on . The effective date of approval is . This approval will expire on , which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been issued and <br /> remain in force, and (3) all necessary permits from other agencies have been issued <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits.
