An encroachment permit from Caltrans shall be required for all work within Caltrans' right-of-way. <br /> 2. The following improvements shall be constructed in conformance with the City f Tracy standards <br /> and Caltrans standards as applicable All required improvements shall be completed and accepted <br /> prior to issuance of the certificate of occupancy.Written verification of the completion and <br /> acceptance including a copy of the encroachment permits from each agency shall be provided to the <br /> San Joaquin County Department of Public Works The improvement plans and specifications are <br /> subject to plan check by each agency. <br /> a. Construct an additional lane to the westbound I-205 off-ramp at MacArthur Drive. <br /> b. Construct a southbound right turn lane on MacArthur Drive at the I-205 westbound on- <br /> ramp. <br /> c. Reconfigure MacArthur Drive for both eastbound and westbound I-205 on-ramps to <br /> provide separate left turn lanes. <br /> 3. Prior to issuance of the occupancy permit,the applicant shall provide an exhibit or revised site plan <br /> showing truck movements at the drive aisle.The exhibit shall indicate there is sufficient area for <br /> trucks exiting and entering without queuing onto Sugar Road or the site plan shall be revised to <br /> provide the necessary turning areas. <br /> 4. An encroachment permit from the County shall be required for all work within the County's road <br /> right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 5. An encroachment permit from the City of Tracy shall be required for all work within the City's <br /> right-of-way. <br /> 6. Prior to issuance of the occupancy permit,the driveway approach shall be improved in accordance <br /> with the requirements of the City of Tracy. (Development Title Section 9-1145.5) <br /> 7. The owner shall execute an Irrevocable Offer to Dedicate Road to result in a twenty-five(25)foot <br /> wide right-of-way from the centerline of Sugar Road to the property line across the parcel's <br /> frontage. (A fee based on the current fee schedule is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be <br /> offered for dedication.)(Development Title Section 9-1150.5) <br /> 8. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application.
