It is our <br /> interest to see nearby development,especially that which may annex into the City of Tracy in the future, <br /> be designed and constructed in such away that more closely aligns with Tracy's design goals and <br /> regulations, minimizes impacts to utilities,and traffic congestion. Based on the submittal received on <br /> April 18, 2017 consisting of the proposed warehouse,the City of Tracy offers the following comments <br /> for your consideration: <br /> 1. No building elevation plans were included in the application referral to demonstrate the <br /> applicant's plans for the building design.The building should be designed to meet the City's <br /> Design Goals and Standards guidelines for industrial development. <br /> 2. More landscaping should be provided in the parking area, such as along the sides, at the end of <br /> the parking stalls, and along the building_frontage.A combination of trees,shrubs, and <br /> groundcover should be planted.The trees should have larger canopies to provide shading to at <br /> least forty percent of the parking area. <br /> 3. Outdoor sitting areas should be provided as a means to allow employees the ability to use a <br /> safe, shaded place when they are not occupying the building,such as between shifts, breaks, <br /> etc. <br /> 4. Signage should be strategically located and sized so that is readable but not overly large. We <br /> suggest building-mounted channel letters,which may be internally or externally illuminated. <br /> 5. The City does not provide water and wastewater services outside the City limits unless an Out of <br /> Agency Service Agreement or Pre-Annexation Agreement,approved through the Local Agency <br /> Think Inside the Triangle ,,& <br />
