Due to the limited water supply resources and <br /> Wastewater Treatment Plant capacity,the City has no intention to entertain any outside Agency <br /> service agreement. If the development is going to use well water, a study needs to be <br /> completed to ensure the impact to the underground aquifer is minimal. <br /> 6. The City's East Side Storm Drainage Channel drains into the existing Sugar Cut. If the project is <br /> proposing to drain storm drainage run-off into the Sugar Cut, its impacts should be analyzed and <br /> mitigated. <br /> 7. A traffic study needs to be completed and provided to the City to identify impacts on the City <br /> streets and those impacts should be fully mitigated in the short and long term basis. A few <br /> traffic concerns are as follows: <br /> a. There is a potential that trucks will-travel south on Holly Dr and right-turn on Clover <br /> Road to reach the interchange instead traveling west on Sugar Rd and south on Tracy <br /> Blvd to enter the interstate. The impacts to the Tracy Blvd/1-205 Interchange should be <br /> studied, identified and mitigated. <br /> b. STAA trucks should be evaluated for this project for ingress and egress. Applicant shall <br /> review and provide adequate turn around to provide access to and from the established <br /> truck routes,STAA routes, and the interstate. Applicant shall also establish a STAA <br /> route from the interchange to the project site and perform improvements are various <br /> intersections. <br /> c. Most parcels on Sugar Rd and Holl/ Dr are zone M-1 and the masterplan identifies these <br /> roads to be 2-lane industrial roads with a minimum right-of-way width of 60-ft to 62-ft <br /> depending on configuration. Applicant shall construct frontage improvements on its <br /> half of the street and record an irrevocable offer of dedication for the right-of-way. <br /> d. The spacing between the driveways for full movements needs to be evaluated. The <br /> driveways can be consolidated to provide full movement at one driveway and limited <br /> movement at the secondary driveway.
