February 4, 2005 <br /> NOA Project Number: E040142A <br /> LThe elevation of the Site, according to a United States Geological Survey topographic map,Vernalis <br /> Quadrangle,is 10 to 40 feet above mean sea level. The elevation is higher on the southwestern <br /> portion of the property and grades to the northeast. <br /> i <br /> v <br /> According to San Joaquin County Community Development Department,the Site is zone AG-40, <br /> general agriculture. This zoning designation"is established to preserve agricultural lands for the <br /> L continuation of commercial agriculture enterprises"(www.co.san-joaquin.ca.us,2004). The minimum <br /> parcel size is 40 acres. <br /> L1.2 Proposed Development <br /> Quartaroli and Associates of Manteca,California,provided a preliminary parcel trap showing the <br /> ` proposed lot division. The minor subdivision and lot line adjustment will take the current three <br /> parcels and split them into four parcels. Parcel 1 will be 11.28 acres,Parcel 2 will be 11.29 acres, <br /> Parcel 3 will be 10.26 and Parcel 4 will be 89.43 acres. Plate 1 indicates the proposed parcel <br /> Ldivisions. Currently the land is fallow,with <br /> three small residences and two dairy barns where the property borders Kasson Road. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> L 3.1 Existing On-Site Septic Tank Usage <br /> During the conversation with Mr. Henry Tosta (personal communication Decemberl3, 2004), he <br /> indicated that there is one house on the Site with a septic system. However, Mr. Henry Tosta did <br /> 6. note that the septic system was very old and would likely need to be replaced.
