• 2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned R-L, Low Density Residential. This zoning designation "is <br /> appropriate for single family neighborhoods. The typical housing type is <br /> detached, single family dweling units. The density is 2-6 primary dwelling units <br /> per gross acre." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into two parcels, 4,377 square <br /> feet each (Plate 3). Ed Chitwood, owner of the Site, indicated that no changes to 7 <br /> the use of the Site are planned; he intends to sell both parcels. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> relatively flat land located at approximately 30 feet above mean sea level. This <br /> map is included as Plate 4. <br /> • 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Three additional photographs, dated <br /> March 1994, September 2002, and December 2011, were obtained from the San <br /> Joaquin County District Viewer. <br /> In the 1937 photo, the Site appears to be vacant land. Residences can be seen <br /> to the north, south, and west, while agricultural land can be seen to the east. <br /> In the 1952 photo, two structures can be seen on the Site, one on the western <br /> side'of-theLSite and one in the center. Additional residences can be seen on the <br /> nearby properties to the north, south, and west. <br /> In the 1963 photo, it appears that a third structure is present on the Site to the <br /> east of the previous two. <br /> The scale of the 1975 photo is such that no site-specific details can be <br /> ascertained.
