INTRODUCTION <br /> Our office was retained by Don Silvera to perform a soil suitability study for his <br /> property located at 3992 W. Howard Rd., Stockton, California. Mr. Silvera is proposing to <br /> spilt his 168 acre property into four parcels. The purpose of this study is to determine the <br /> suitability of the property for septic tank usage. This study was performed according to the <br /> requirements of Section 10100 of San Joaquin County Development Code and the Public <br /> Health Services section of the Conditions of Approval prepared for the subject property. <br /> This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The subject property consists of a roughly square shaped 168 acre parcel. The parcel <br /> number is APN 161-09-01. The Silvera residence is located in the NE corner of the <br /> property. It is proposed to divide the property into rough quarters and split off three 40 <br /> acre parcels (Parcels 1 through 3) and leave the Remainder parcel of 58 acres in the NW <br /> quarter. The Remainder parcel will have the residence on it (see attached tentative parcel <br /> map). At this time there are no plans for homesites on the 3 new parcels or for any <br /> additional construction on the Remainder parcel. However, areas were investigated on each <br /> of the proposed parcels for potential future homesite development. The subject property <br /> is currently zoned AG-40 and there are no proposed changes in zoning at this time. The <br /> proposed split is being done as a Minor Subdivision. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Except for the existing home, the entire property is currently and has been used as <br /> general purpose farmland for the last 50+ years. Farm usage has generally been row crops <br /> such as beats, tomatoes, corn, wheat, and safflower. _ <br /> tt <br /> l�, <br />
