PA-0900048 OF CHURCH OF <br /> GOD (C/O IMA OLETATEEM) (APN: 087-070-56) (ADDRESS: 3929 <br /> NORTH HUBBARD AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application to convert <br /> an existing 1,000 square foot accessory building into a religious assembly facility for fifty <br /> people. (Use Type: Religious Assembly-Neighborhood) The applicant is also requesting a <br /> sign modification to allow a seven-foot tall pole sign instead of the maximum four-foot high <br /> monument sign normally allowed by the Development Title (Development Title Section 9- <br /> 1710.4[c][1][C]). <br /> The site currently has an existing residence and two accessory buildings. <br /> The project is located on the west side of Hubbard Avenue, 513 feet north of Cherokee <br /> Road, east of Stockton. <br /> The property has a General Plan Designation of R/L (Low Density Residential) and is <br /> zoned R-L (Low Density Residential). <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers and the following comments: <br /> Background <br /> The subject parcel has an open enforcement case (EN-0900139) for the operation of a <br /> neighborhood religious assembly without permits. Additionally, there is an existing <br /> seven foot pole sign advertising the religious assembly that was constructed without <br /> permits. <br /> The item has been scheduled for a Planning Commission hearing due to neighborhood <br /> response. The Community Development Department received three letters in favor of <br /> the project and seven letters in opposition. <br /> t <br />
