APPROVED USE: The applicant has submitted the above referenced Site <br /> Approval for the conversion of an existing private packing facility into an <br /> agricultural processing facility to be built in four (4) phases over ten (10) <br /> years as shown on the Site Plan dated February 19, 2014. (Use Type: <br /> Agricultural Processing - Preparation Services) <br /> Phase One (building permits to be issued within eighteen months from <br /> the effective date of approval) includes the construction of the following: <br /> • 12,000 square foot warehouse building. <br /> 30,000 gallon propane tank. <br /> • Conversion of five (5) existing agricultural buildings into a 7,500 <br /> square foot warehouse, a 12,000 square foot agricultural processing <br /> building, a 1,120 square foot fumigation building, a 29,688 square foot <br /> agricultural processing building, and a 128 square foot restroom <br /> building. <br /> Phase Two (building permits to be issued within four [4] years from the <br /> effective date of approval) includes the construction of the following: <br /> 12,000 square foot warehouse building. <br /> Phase Three (building permits to be issued within five [5] years from the <br /> effective date of approval) includes the construction of the following: <br /> 1,120 square foot fumigation building. <br /> Phase Four (building permits to be issued within ten [10] years from the <br /> effective date of approval) includes the construction of the following: <br /> • 12,000 square foot warehouse building. <br /> • 7,500 square foot addition to an existing 12,000 square foot <br /> agricultural processing building. <br /> The truck scale is an accessory use to the agricultural processing facility only. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility <br /> Fee. If the Capital Facility Fee is applicable, the County shall collect the fees <br /> before the issuance of any building permits. (Development Title Section 9- <br /> 1245.2) <br /> d PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced <br /> and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust free <br /> surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties.
