COMMENTS ON DEVELOPMENTS <br /> UP-93-4 <br /> 2 . Dedication to result in a 42-foot wide right-of-way from the <br /> centerline of MacArthur Drive to the property line shall be <br /> required along the frontage of APN 253-130-19 . <br /> (Development Title Section 9-1150. 2) <br /> 3 . A traffic study shall be conducted to determine the impacts & <br /> mitigation measures on County road system. The developer shall <br /> deposit funds with the County for all costs, as estimated by <br /> the Public Works Department Public Facilities Division, prior <br /> to Public Works Department preparing or contracting for the <br /> required study. (Development Title Section 9-1150 . 4) <br /> 4 . The frontage improvements for MacArthur Drive as required by <br /> the traffic study shall be constructed in conformance with <br /> the with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specification <br /> must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Improvement Plan. <br /> (Development Title Section 9-1150. 2) <br /> 5. Encroachment permit shall be required for work within road <br /> right-of-way. (Development Title Section 9-1145. 2) <br /> 6. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable prior to the time <br /> of building permit application. (80% of the fee may be <br /> deferred over a period not to exceed five (5) years by entering <br /> a Deferred Traffic Impact Mitigation Fee Payment Agreement with <br /> the County. The initial payment is 20% of the total fee based <br /> on $249.99 per daily trip-end generated in the Tracy area if <br /> deferred.
