INTRODUCTION <br /> Our office has been retained by Hyram Sibley to perform a soil suitability study for his <br /> property located at 18087 Mac Arthur Dr.,California(APN 213-020-34). The purpose of this study <br /> is to determine the suitability of the property for septic tank usage in light of the proposed golf <br /> course development. This study was performed according to the requirements of Section 9- <br /> 1105.2(d) of San Joaquin County Development Title. This report presents the results of our study. <br /> Il. PROPOSED DEVELOPMENT <br /> The subject property consists of a 63 acre hourglass shaped parcel located to the west of Mac <br /> Arthur Drive at Delta Avenue (see Location Map, Plate No. 1). The property is currently being <br /> developed into a golf course. The club house, parking lot, and septic system are proposed to be <br /> located in the center of the parcel with an access road traversing along the eastern property boundary <br /> from Mac Arthur Road. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The subject property is currently a partially completed golf course. Prior to this the property <br /> was used for general agricultural purposes, such as producing oats and hay. The property has been <br /> used for agricultural purposes for the past 50+ years. <br />
