BISHOP) <br /> ----------------------------------------------------------------- <br /> The applicant is proposing a golf driving range on 20 acres to be <br /> developed in two phases. This site is located on the west side <br /> of Mac Arther Drive, 1/2 mile south of Canal Blvd. , north of <br /> Tracy. <br /> The Development Services Division has reviewed this item and <br /> offers the following comments: <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance <br /> of any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, <br /> (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. Development Services <br /> a. This project may be developed in phases. Prior to <br /> implementing phase 2 , the owner shall request in writing <br /> that Minor Subdivision No. MS-92-103 be declared null and <br /> void. Phase 1 shall be completed within 18 months of the <br /> date of approval. Phase two shall be completed within three <br /> years of the date of approval. <br /> b. One parking space is required for each tee. <br />
