CONDITIONS OF APPROVAL <br /> PA-02-80 <br /> Calaveras Materials, Inc. <br /> Site Approval Application No. PA-02-80 was approved by the San Joaquin County Community <br /> Development Department on March 13, 2002. The effective date of approval is March 23, 2002. This <br /> approval will expire on September 22, 2003, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building perrnits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details (including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the establishment of a concrete batch plant facility. The <br /> facility will consist of a batch plant apparatus, a 1,920-square-foot office/driver lounge, and a 280- <br /> square-foot batch office as shown on the site plan dated March 6, 2002 (Use Type: General <br /> Industrial —Heavy). The project will be constructed in three phases as follows: <br /> (1) Phase I: Construction of the batch plant apparatus, office/drive lounge, and the batch office. <br /> Paving of both access driveways off of Mac Arthur Drive and the driveway west of the <br /> existing PG & E Substation connecting the two driveways. Also, paving for six(6)truck <br /> spaces must be provided. Building permits shall be issued within eighteen (18) months of the <br /> date of approval. <br /> (2) Phase II: Paving for the employee and remaining truck parking area. Also, the paving of the <br /> driveway into the batch apparatus and truck wash areas. This phase shall be completed <br /> within three (3) years from the date of approval. <br /> (3) Phase III: Paving of the aggregate truck-unloading route. This phase shall be completed <br /> within five (5) years from the date of approval. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan.
