e. SETBACKS: All structures shall conform to the following setback requirements: (1) All structures shall be set back a minimum of thirty (30) feet from the front property line (Development Title Table 9-510.3) f. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth of asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for storage areas. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) (2) A minimum of twenty-five (25) parking spaces shall be provided, including two (2) handicapped accessible spaces. (Development Title Section 9-1015.3) (3) One (1) space shall be provided for each truck parked at the facility. g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) In. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Mac Arthur Drive, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall belandscaped. (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9-1020.) (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title Ten (10) trees shall be planted and evenly spaced throughout the parking lot. i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from the public right-of-way. Said screening shall be six (6) to eight(8)feet in height. Items stored within one hundred (100) feet of a dedicated street shall not be stacked higher than two (2) feet above the adjacent screen.
