e. SETBACKS: All structures shall conform to the following setback requirements: <br /> (1) All structures shall be set back a minimum of thirty (30) feet from the front property line <br /> (Development Title Table 9-510.3) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth of asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. All other areas that are used for vehicular traffic <br /> shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used <br /> for storage areas. Bumper guards shall be provided where necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of twenty-five (25) parking spaces shall be provided, including two (2) handicapped <br /> accessible spaces. (Development Title Section 9-1015.3) <br /> (3) One (1) space shall be provided for each truck parked at the facility. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> In. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Mac <br /> Arthur Drive, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall <br /> belandscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title <br /> Ten (10) trees shall be planted and evenly spaced throughout the parking lot. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from the public right-of-way. Said screening shall be six (6) to eight(8)feet <br /> in height. Items stored within one hundred (100) feet of a dedicated street shall not be stacked <br /> higher than two (2) feet above the adjacent screen.
