PA-0200001 (UP) OF CALAVERAS <br /> MATERIALS, INC. <br /> The applicant, Calaveras Materials, Inc., has submitted the above referenced Use <br /> Permit application for the establishment of a new concrete batch plant facility. The <br /> project site is a 5-acre parcel currently used to stockpile aggregate material. The facility <br /> will consist of a batch plant apparatus, a 1,920 square-foot office/driver lounge, and a <br /> 280 square-foot batch office. <br /> The project site is located on the west side of Mac Arthur Road, 1,200-feet south of <br /> Linne Road, south of Tracy. <br /> The facility will operate Monday— Friday from 5 a.m. to 5 p.m. However, the applicant <br /> has stated that under some circumstances, when there is an exceptionally "heavy pour," <br /> the facility may operate 24-hours a day for a 1-2 day period. These "heavy pours"will <br /> occur approximately 20-30 times per year. The facility is expected to employ <br /> approximately 20 people. <br /> The facility will produce the following materials: rock, sand, cement, fly ash, ground- <br /> granulated blast furnace slag (cement), and chemical admixtures to produce ready-mix <br /> concrete. <br /> Equipment utilized at the facility will include 2 aggregate haul trucks (belly dump), 1 <br /> front-end loader, approximately 20 concrete mixer trucks, and 5 cement haul trucks. <br /> The surrounding land uses include Teichert's reclaimed aggregate pit to the north; an <br /> aggregate pit to the east; Teichert's rock plant to the south and to the west. Since the <br /> project site is surrounded by these industrial uses, it is not anticipated that the project <br /> will create any noise impacts to the surrounding properties. <br />
