Kerry Sullivan -2- COMMENTS ON DEVELOPMENTS PA-0200001 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $184.54per daily trip-end generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 23, 1990.) (Resolutions R-00-433) 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. 5. Verification shall be obtained from the Solid Waste Division(468-3066) that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification. 6. An Engineering Study of Mac Arthur Road shall be required. The Engineering study shall determine the adequacy of roadway width, structural section, R-value, Traffic index, safety and shoulder requirements. The study shall be based on traffic generation from the proposed project. All truck trips, including gravel and cement deliveries and concrete trucks utilizing the facility shall be used for the traffic index. The report shall recommend improvements required to Mac Arthur Road to mitigate the increased truck traffic and to comply with the County standards for a period of 10 years. The applicant shall be required to do all mitigations required by the Engineering Study. 7. A Maintenance Agreement to ensure that Mac Arthur Road and any other County roads utilized as a haul route is maintained to a condition acceptable to San Joaquin County shall be executed by the applicant. The Maintenance Agreement shall remain in force for the duration of operation under this permit. The applicant shall pay a$465.00 fee for preparing the Maintenance Agreement. GK:BN:sh
