As part of the Tracy Hills project proposed by Grupe Communities within the City of <br /> Tracy, the Flintkote site is to be utilized for storm water retention ponds on both Plan A <br /> and B. These ponds would also include a drainage pond for the area designated as dry <br /> grazing land and all ponds would be located along the northern boundary of the site. The <br /> two ponds generated by the Tracy Hills project would utilize the existing ponds located in <br /> the northwest comer of the property. A permanent wastewater reclamation facility is also <br /> proposed but only on Plan B. Such a facility would utilize all or part of the area <br /> designated outside the storm water retention ponds and could include settling ponds as <br /> well as a treatment facility. Please note that should the wastewater reclamation facility <br /> option be implemented, it would be subject to additional environmental review and <br /> permitting through the appropriate lead agency. Only Plan C proposes to utilize the site <br /> entirely as dry grazing/pasture land with no involvement from Grupe Communities and <br /> the City of Tracy. As noted on each of the plans, the pastureland would be non-irrigated <br /> and would maintain a uniform slope to the land not to exceed overall 3% grade. <br /> The impetus behind the requested changes to the reclamation plan is the need to address <br /> the Tracy Hills approach to the project site. The proposed storm water retention ponds <br /> and wastewater reclamation facility allows for reuse of the site in a manner which can <br /> better serve the community by locating adverse uses in a location with limited public <br /> access. Furthermore, the facilities would utilize existing ponds and graded areas which <br /> may help to reduce costs. Should the Tracy Hills project choose not to utilize the site for <br /> their facilities, the proposed dry grazing/pasture land would still clean up the site while <br /> allowing the site to be reclaimed in a manner consistent with its original use. <br /> Flintkote Rev Px Phn.at rA.dw 2 <br />
