CONDITIONS OF APPROVAL <br /> MS-92-148 <br /> MERRITT & QUEIROLO <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor ' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map (Subdivision Map Act Section 66445) . <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025 . ) <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of Mackville Road to the property line <br /> shall be required across the frontage of Parcels 1, 2 , 3 , <br /> 4 and the Designated Remainder" (Planning Title Section <br /> 9-9430, 9-9431) . <br /> d. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> e. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five (25) foot wide right-of-way along the <br /> easterly property line of Parcel 4 .
