SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Phil Henry to conduct a <br /> Soil Suitability Study for his property located at 24650 North Mackville Road, Clements, <br /> California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> The proposed project is a minor subdivision to divide the Site into a 10.3-acre homesite <br /> parcel (Parcel 1), a 67.6-acre lot (Parcel 2), a 41.9-acre lot (Parcel 3), and a 42.1-acre <br /> designated remainder (Plate 2). No changes in the use of the Site are anticipated. <br /> Site Description <br /> The Site consists of two parcels, Assessor's Parcel Numbers (APN) 021-150-08 & -26; <br /> the property is approximately 162 acres in size. The County project application number <br /> is PA-1100056. The Site consists of hilly grazing land with an area of crop land along <br /> its eastern side. Two old houses, a shed, a domestic well, and some animal pens are <br /> located near its northwest corner. Several ponds are located along the southern <br /> property line, which is defined by the Mokelumne River. A recent aerial photograph of <br /> the Site is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 100 to 161 feet above mean sea level (Plate 4). The Site is hilly <br /> and grades down significantly toward the river to the south. The eastern portion of the <br /> Site is flat crop land. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE 1107 Page 1 <br />
