According to the San Joaquin County Assessors Parcel Map, <br /> the Site is about 40 acres in size (Plate 1). Two residences, three other buildings, one domestic <br /> well, one irrigation well, and two septic system are located on the Site. Mr. Walter John <br /> Shoup, Land Surveyor, has prepared the tentative site plan. <br /> A- 1.2 Zoning Information <br /> According to San Joaquin Community Development Department, the Site is zoned AG-80, <br /> this zone "is established to preserve agricultural lands for the continuation of commercial <br /> agriculture enterprises", minimum parcel size within the AG Zone is 80 acres, as specified by <br /> the precise zoning. (www.co.san-joaquin.ca.us, 2004). <br /> 1.3 Proposed Development <br /> From examination of information on file at the San Joaquin County Planning Department <br /> and the tentative parcel map created by Mr. Walter John Shoup, Land Surveyor, we <br /> understand that Mr. Kenneth Skibo plans to create a 5 acre homesite parcel from an existing <br /> 40 acre parcel. The proposed parcel is indicated on the site plan, Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE AND VICINITY <br /> /2.1 2.1 Site Use <br /> The Site isyresently fallow land/cattle pasture with two residences, pole barn, and several <br /> storage strictures and a pond. Proposed Parcel 1 consists entirely of pasture land; an irrigation <br /> well is located at its southeast corner. Proposed Parcel 2 is undeveloped cattle pasture. <br /> !� 2.2 Vicinity Use <br /> The Site is located generally within a rural agricultural area. Vineyards and pasture land were <br /> observed within one mile surrounding the site. <br />
