ISurface and Subsurface Contamination Report
VELAZQUEZ PROPERTY
IEXECUTIVE SUMMARY
' The site is located at located at the northwestern intersection of Adelbert Avenue and East Main
Street, just east of the limits of the City of Stockton, in San Joaquin County, California. The site
contains at least three known street addresses as follows: 1033 Adelbert Avenue, 1045 Adelbert
' Avenue, and 4125 East Main Street. San Joaquin County Assessor's Parcel Number (APN) 157-
281-08 identifies the site. The following presents a list of observations and findings identified
during the preparation of this report:
• The site has been developed since at least the early 1950s with a residence and additional
structures. The additional structures are currently utilized for a muffler/tire shop (P&J
Radiator Service). 1
• Previously the site is known to have been utilized as an automotive repair facility
(Hershel Vance Auto Repair).
' • Based on the current and past use of the site as a radiator shop, is it possible that
hazardous materials such as lead and ethylene glycol may have been used on the site.
' • Given the available documentation reviewed concerning the site, two USTs were
removed from the site in 1990. MTBE in groundwater beneath the site was not analyzed
' for. MTBE was found in soils beneath the site in 1998. SJCEMD issued a No Further
Action letter related to the former onsite USTs.
' • Given the available documentation reviewed concerning the nearby agency listed
facilities, two facilities may have impacted the site in terms of groundwater
contamination. Those facilities are Jamar Service, located at 4075 East Main Street, and
' Marley Cooling Tower Company, approximately 4,000 feet north of the site.
• MTBE contaminated groundwater, reportedly from Jamar Service, is estimated to be
located just beneath the southern portion of the site in shallow and deeper groundwater,
nearest East Main Street. The Marley Cooling Tower Company investigation has
' revealed low levels (below laboratory reporting limits) of Chromium near the eastern
boundary of the site. Drinking water in the vicinity of the site is supplied by a municipal
system and not from individual groundwater wells.
• Based on the completion of the pVIC-screening matrix, WKA concludes it is presumed
unlikely that a pVIC currently exists beneath the site. `
