1
Surface and Subsurface Contamination Report Page ii
VELASQUEZ PROPERTY September 5,2008
WKA No. 8237.01
Based on the Conclusions reached during preparation of this report, WKA recommends the
following:
• WKA recommends that the findings of this report be shared and discussed with the San
Joaquin County Environmental Health Department to determine the appropriate actions,
if any, related to groundwater beneath the site and the MTBE detected in the soils beneath
' the former USTs on the site. This may include groundwater sampling and testing beneath
the site.
• WKA recommends that the findings of this report be shared and discussed with the San
Joaquin County Environmental Health Department to determine the appropriate actions,
' if any, related to the current use of the site as a radiator shop. This may include sampling
and testing site soils for lead and other contaminations.
• Based on the completion of the pVIC-screening matrix, it is presumed likely that a pVIC
currently exists beneath the site. WKA recommends conducting a Vapor Intrusion
Assessment in accordance with the ASTM E 2600-08 Standard Practice for Assessment of
Vapor Intrusion Into Structures on Property Involved in Real Estate Transactions
(ASTM 2008).
' WKA has performed this report in compliance with the SJCEHD Surface and Subsurface
' Contamination Report Requirements Checklist and is not intended to meet the requirements of
the ASTM Standard E 1527-05. This report has revealed evidence of possible surface and/or
' subsurface contamination related to the historical (auto repair) and current(radiator repair) use of
the site.
