VASTI <br /> MS-91-69 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a . All easements of record shall be shown on the Parcel Map. <br /> b. Access rights shall be dedicated and restricted for Parcel #3 <br /> along the frontage of East Main Street. <br /> C. Dedication of a 20 by 20 foot corner cut-off (snipe) at the <br /> intersection of East Main Street and Dawes Avenue shall be <br /> required. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel map is required. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 627 . 00 <br /> for each single family dwelling unit in the Stockton area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> f . The frontage improvements for East Main Street shall be <br /> constructed in conformance with the standards for one-half of <br /> an 84-foot right-of-way urban street. The frontage <br /> improvements for Dawes Avenue shall be constructed in <br /> conformance with the standards for one-half of a 50-foot <br /> right-of-way urban street. Storm drain pipe shall be <br /> installed from the existing manhole on Main Street to north of <br /> the new curb, gutter, and sidewalk to provide drainage of the <br /> existing ditch. Existing drainage facilities shall be <br /> adjusted to conform to the new construction. <br />
