habitat and waterway protection shall be maintained to provide nesting and foraging habitat <br /> and the protection of waterway quality. The minimum width of said open space shall be one <br /> hundred (100) feet, measured from the mean high water level of the natural bank or fifty (50) <br /> feet back from the existing riparian habitat, whichever is greater. Water-dependent uses may <br /> be permitted in this buffer. This open space width, the mean high water level, and the edge of <br /> the riparian habitat must be shown on the revised tentative map and on the Final Map. <br /> Road Names <br /> All subdivision road names shall be submitted to the Community Development Department for <br /> approval. The applicant has the option of proposing road names with the submittal of the <br /> tentative map. If road names are not reviewed with the Major Subdivision application, an <br /> additional application fee will be required at a later date. Road names must be approved prior <br /> to recordation of a Final Map. The applicant may contact Kimberly Wallace at 468-0816 for <br /> road name standards. (Development Title Section 9-1150.18) <br /> Street Trees <br /> Development Title Section 9-1020.4 states that the planting of trees along streets is required for <br /> all new residential development as follows: <br /> a) Trees shall be spaced at a maximum of sixty (60) foot intervals or a minimum of one tree <br /> per lot frontage. <br /> b) For corner lots, street trees shall be required on both street frontages. The trees cannot <br /> interfere with sight distances and setbacks. <br /> c) Trees shall be five (5) gallons in size. <br /> d) Trees shall be located such that at fifteen (15) years of age, the crown will not encroach <br /> across side property lines. <br /> e) Trees shall be located a minimum of ten (10) feet from driveways. <br /> f) Trees shall be located a minimum of four (4) feet and a maximum of ten (10) feet outside <br /> of the road right-of-way. <br /> g) Street trees shall be required along street frontages where noise attenuation walls are <br /> required. They shall be placed in the yard or integrated with a serpentine wall. <br /> h) Trees shall be chosen from the County Tree List. <br /> i) Exceptions to street tree planting may be permitted on those lots where proper spacing is <br /> not possible provided the exceptions are granted by the Director of the Community <br /> Development Department. <br /> j) Street trees shall be maintained by a public or private entity as follows: <br /> 1) Plantings shall be maintained in good growing condition and, whenever necessary, <br /> replaced with new plant materials, <br /> 2) Planting areas shall be kept free of weeds and debris; <br /> 3) Plantings shall be fertilized, cultivated, and pruned on a regular basis, and good <br /> horticultural principles shall be practiced, and <br /> 4) When necessary, plantings shall be appropriately staked, tied, or otherwise <br /> supported. Supports shall be regularly monitored to avoid damage to plants. <br /> 4 <br />
