Per the comments from the City of Stockton Public Works Department, the applicant <br /> will be required to apply for a City of Stockton Outside Sewer connection, and sign a <br /> deferred annexation agreement and pay the applicable fees. <br /> Water Supply Policy No. 2 (Vol. I, pg. IV-105) <br /> Within General Plan designated urban communities, public water systems are required. <br /> • A "will serVE" letter for water service was submitted from California Water Service <br /> Company, dated September 30, 2004, stating that they will install the necessary <br /> water mains to serve this development. <br /> Stormwater Drainage Policy No. 1 (Vol. I, pg. IV-109) <br /> A minimum requirement is to have a public drainage system with terminal drainage <br /> unless a Master Drainage/Special Purpose Plan permits retention ponds. <br /> • The applicant is proposing a public stormwater drainage system by dedicating a <br /> detention basin to County Service Area No. 41 to be located in the southwest corner <br /> of the project: site adjacent to Mormon Slough. The Department of Public Works has <br /> stated that the detention basin will be acceptable as public terminal drainage when <br /> dedicated to the County. <br /> Major Subdivision <br /> Lot Size <br /> Development Title Section 9-310.3(b) states that the size of individual lots may be reduced to <br /> 75% of the minimum lot size required by Table 9-310.3, provided the following conditions are <br /> met: <br /> a) The average lot size for all lots in the proposed subdivision shall be equal to or greater <br /> than 6,000 square feet; and <br /> b) Individual lots shall not be less than 5,000 square feet in area. <br /> The sizes of the individual lots must be shown on the revised tentative map. At a minimum, the <br /> engineer will need to put a note on the revised tentative map verifying that the above <br /> requirements are satisfied with the proposed subdivision <br /> Lot Width <br /> Development Title Section 9-310.4(a) states that the lot width of individual lots may be reduced <br /> to forty-two (42) feet provided the following conditions are met: <br /> a) The average lot width for all lots in the proposed subdivision shall be equal to or greater <br /> than sixty (60) feet; and <br /> b) Individual corner lots shall not have a lot width of less than fifty (50) feet. <br /> The individual lot dimensions must be shown on the revised tentative map. At a minimum, the <br /> engineer will need to put a note on the revised tentative map verifying that the above <br /> requirements are satisfied with the proposed subdivision. <br /> Mormon Slough <br /> Mormon Slough forms the southern boundary of the project site Development Title Section 9- <br /> 1510.5 states that parallel to any natural bank of a waterway, a natural open space for riparian <br />
