MAJOR SUBDIVISION <br /> The following comments apply if a full Major Subdivision application is submitted. <br /> Residential-Low Dens <br /> Development Title Section 9-305.3 states that the minimum lot size for parcels in the R-L <br /> zone is 6,000 square feet. Development Title Section 9-310.4 states that parcels in the <br /> R-L zone shall have a minimum lot width of sixty (60) feet for interior lots and Section 9- <br /> 310.8 states that corner lots shall have a minimum width and depth of sixty-five (65) feet. <br /> The proposed tentative⢠map appears to meet these requirements. <br /> Public Lots <br /> Lot A is designated as a future school site. Lots B and C are designated for pedestrian <br /> access from the end of cul-de-sacs adjacent to public roadways. It is unclear as to how <br /> Lot D will be used. If a full application is submitted, the applicant needs to clarify the use <br /> of this area and indicate how all public areas (excluding Lot A) will be maintained. <br /> Mormon Slough <br /> Table VI-1 of Volume I of the General Plan states that all waterways shall be designated <br /> OS/RC (Open Space Resource Conservation) whether or not they are shown as OS/RC <br /> on the General Plan 2010 Map. The southern property lines of the project parcels are <br /> adjacent to Mormon Slough. Development Title Chapter 9-1510.5 states that parallel to <br /> any natural bank or waterway, a natural open space for riparian habitat and waterway <br /> protection shall be maintained to provide nesting and foraging habitat and the protection <br /> of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back <br /> from the existing riparian habitat, whichever is greater. Water dependent uses may be <br /> permitted in this buffer. This open space width needs to be shown on the tentative map. <br /> If Lot D is designated as the riparian habitat setback lot, the applicant needs to state this <br /> on the tentative map and indicate whether fencing will be installed along the southern <br /> property lines of adjacent residential lots to the north. <br /> Road Names <br /> All subdivision road names shall be submitted to the Community Development Department <br /> for approval by the Director. The applicant has the option of proposing road names with the <br /> submittal of the tentative map. If road names are not reviewed with the Major Subdivision <br /> application, an additional application and fee will be required at a later date. Road names <br /> must be approved prior to recordation of a final map. The applicant may contact Kimberly <br /> Wallace at 468-0816 for road name standards.
