PREVIOUSLY APPROVED <br /> CONDITIONS OF APPROVAL <br /> PA-0400789 (SU,TE) <br /> DR. ERNEST VASTIILIGURIAN VILLAGE PROPERTIES, LLC <br /> Six-year Time Extension request for a previously approved Major Subdivision application no. PA- <br /> 0400789 was approved by the San Joaquin County Planning Commission on October 20, 2016. The <br /> effective-date-of-approval-is-October-30,-20-16.This-tentative-map-approval-will-expire-on-August - - - - <br /> 13, 2022, which is 72 months from the previous expiration date, unless (1) all Conditions of <br /> Approval have been complied with and (2) a Final Map has been filed with and accepted by the <br /> County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kathy AlleR Stephanie Stowers, 953- <br /> 7309[2091468-9653) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated June 23, 2006. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing_lotswithinthe boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) The average lot size for all lots shall be equal to or greater than 6,000 square feet but not below <br /> 5,000 square feet(Development Title Section 9-310.3[b][1]). <br /> (2) The average lot width for all lots shall be equal to or greater than 60 feet but not below 50 feet, <br /> measured a distance of 20 feet back from the front lot line (Development Title Section 9- <br /> 310.4[a][11). <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance.
