(4) Before grading operations may commence, a minimum five foot high chain link fence or other <br /> comparable protective fencing shall be installed at the outermost edge of the protected zone of <br /> each tree or group of trees. (Development Title Section 9-1505.5[e]) <br /> (7) The following note shall be placed on the Final Map and also shall be recorded as a separate <br /> instrument: <br /> A. Removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree shall require an approved <br /> Improvement Plan application. Replacement of any tree removed under Development Title <br /> Section 9-1505.3 shall be as specified in Section 9-1505.4. <br /> e. RIPARIAN HABITAT: Parallel to Mormon Slough, a natural open space area for riparian habitat <br /> and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this <br /> buffer. The mean high water level and the edge of the riparian habitat shall be shown on the Site <br /> Plan. The open space buffer required above shall be shown on the Site Plans with the following <br /> note: <br /> (1) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> f. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Contact Kimberly Wallace at 468-0816 for road name <br /> standards. (Development Title Section 9-1150.18) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> (2) Street trees shall be required along street frontages where noise attenuation walls are required. <br /> They shall be placed in the yard or integrated with a serpentine wall. (Development Title <br /> Section 9-1020.4[g]) <br /> h. NOISE WALL: A noise wall is required along E. Main Street. The wall shall be included in the <br /> subdivision improvement plans and constructed as specified in the Noise Study dated August 2005. <br /> (Development Title Section 9-1150.10) <br /> i. CONSTRUCTION TRAFFIC ACCESS: Construction traffic shall access the project site from Main <br /> Street. <br /> 2. COUNTY COUNSEL <br /> a.
