PA-0500469 OF <br /> ERNEST J. VASTI (C/O OWENS DESIGN CONSULTANTS) (APN: 159- <br /> 100-07, -08, -09, -10, -11, 159-400-25) (ADDRESS: 5055E. MAIN <br /> STREET, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision pre-application to <br /> subdivide four parcels totaling 19.9 acres into 117 lots. The property is zoned R-L (Low <br /> Density Residential) and has a General Plan designation of R/L (Low Density <br /> Residential). <br /> The project site is located on the northeast corner of E. Main Street and S. Del Mar <br /> Avenue, east of Stockton. <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> pre-application and offers the following comments: <br /> In 1993 Major Subdivision application SU-93-3 was approved for a 24 lot subdivision on <br /> parcel 159-400-25. The subdivision was never completed and the application has <br /> expired. <br /> Noise Study <br /> Development Title Table 9-1025.9 lists residential use as a noise sensitive land use. <br /> Outdoor activity areas require a noise level of less than 65 dB Ldn and interior spaces <br /> require a noise level of less than 45 dB Ldn. The 65 dB noise contour is 127 feet from <br /> the edge of E. Main Street. This will place proposed lot numbers 28-32, 44-51, 72-87 <br /> within the 65dB or higher CNEL Contour. This exceeds the requirements of the San <br /> Joaquin County Development Title and will require a noise study to determine what <br /> mitigation measures, if any, can be applied to reduce the noise levels in outdoor areas <br /> and interior spaces to Development Title standards. <br /> I <br />
