Density Bonus <br /> The applicants may wish to consider applying for a density bonus if they choose to keep <br /> the project in its current configuration. Current density for the project is at 5.87 dwelling <br /> units per acre, which is within the allowable density for the Low Density Residential <br /> zone. However, lot size and lot width on many of the proposed lots are below the <br /> allowable size in the F:-L zone under standard conditions. Development Title Section 9- <br /> 315.2 states that residential developments which provide affordable housing shall <br /> receive a twenty-five (25) percent density bonus plus an additional incentive if the <br /> proposed project will create at least one of the following: <br /> (a) twenty (20) percent of the dwelling units affordable to low income households: <br /> (b) ten (10) percent of the dwelling units affordable to very low income households; <br /> or <br /> (c) fifty (50) percent of the dwelling units for senior citizens. <br /> Pursuant to Development Title Section 9-315.4, density bonus incentives may include <br /> the following: <br /> (a) reduction in setback; <br /> (b) reduction in lot width: <br /> (c) reduction in square footage requirements of the lot; <br /> (d) reduction in yard dimensions, <br /> (e) increase in building height; <br /> (f) increase in building intensity; <br /> (g) reduction of ratio of vehicular parking spaces per unit, <br /> (h) reduction in open space requirements, or <br /> (i) reduction in fees. <br /> If the applicants decide! to apply for the density bonus, the applicants will need to submit <br /> a written request for .a density bonus with the application for the Major Subdivision. <br /> (Development Title Section 9-315.6) <br /> Road Naming Procedures <br /> If the project is submitted for a full application, the applicant will submit with the tentative <br /> map the proposed narres for the new roads. The proposed road names will be reviewed <br /> to ensure that they are consistent with the Community Development Department's road <br /> name standards. If a road name is not consistent with the standards, alternative <br /> name(s) shall be submitted to the department. (Development Title Section 9-1150.18[a]) <br /> Existing Buildings <br /> The Tentative Map shows two existing buildings on the project site. One building is <br /> proposed to be demolished and the other building is proposed to be moved to lot 82. If <br /> the applicant chooses to submit the project for a full application, the Tentative Map <br /> should indicate the location of the building on lot 82, including showing property line <br /> setbacks. <br /> Next Step <br /> When the applicant is ready to submit a full application for a Major Subdivision, it will be <br /> necessary to do the following: <br /> 3 <br />
