• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Annette and Todd <br /> Roddan to conduct a Soil Suitability Study for the property located at 23669, 23563, <br /> 23585 and 23601 South Manteca Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into a 12.95-acre Parcel 1 and a 6.44- <br /> acre Parcel 2 (Plate 2). Ms. Roddan indicated that no changes to the use of the Site <br /> are planned. <br /> • Site Description <br /> The Site consists of Assessor's Parcel Numbers (APN) 226-110-35 and -36, <br /> approximately 20 acres in size. It is located at 23563, 23585 and 23601 South Manteca <br /> Road, Manteca, California; the San Joaquin County Community Development <br /> Department lists the additional Site address of 23669 South Manteca Road as well. <br /> The Site consists of a nursery, two homes, and a small orchard. Three domestic wells <br /> provide water to the Site (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 31 to 35 feet above mean sea level (Plate 4). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> • <br /> LOGE 1718 Page 1 <br />
