Hazelton Ave.
Stockton, CA 95205
Sent via Fax to (209)468-3163
RE: Opposition to PA-0600346(SU)
Dear Mr. Griffin,
The San Joaquin Farm Bureau Federation opposes the Major Subdivision application. The re-
subdivision of 21 tots in AG-40 zoning to include 17 lots of 2.16 acres, will be detrimental to the
agricultural viability of the neighboring farms, ranches and dairies. This is a leapfrog
development. Is it consistent with the County General Plan? Would the new lots allow for
ingress and egress onto County roads that would be created by this type of development? If
there is litigation from a new homeowner, is the County prepared to allow all of the landowners
within a one-mile radius to change their zoning from AG-40 to Rural Residential (R-R)?
There are approximately 8,000 head of cattle within a one-mile radius of this proposed project.
Seventeen lots placed in the middle of farm ground will be an invitation for litigation and
continuous complaints against the neighboring operations, regardless of the strength of our
county's Right-to-Farm Ordinance.
Sometimes common sense needs to be used, regardless of the exception that may be used to
validate a project. We would recommend a full EIR to study the potential effects of such a
development in the Ag zone, including groundwater impacts from potentially 17 more septic
systems.
Please keep us informed of any further actions and any information that may be provided by staff
concerning this matter.
Sincerely,
Fom Qrvis
Program Director
3290 NORTH AD ART ROAD• (209) 931-4931 • STOCKTON, CALIFORNIA 95215
