(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Manthey Road and Klo Road, shall be installed across the frontages of the project site. <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is <br /> not permitted in front yards, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[da[2]) <br /> (2) Screening shall be installed along the southern property line. Screening shall be of plant <br /> material along the proposed chain-link fence. Plant material shall be planted in such quantity <br /> and location as to achieve an effective visual screen within three (3) years of installation. <br /> (Development Title Section 9-1022.4) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles or <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. SETBACKS: All stru(;tures shall be located a minimum of 30 feet from the front property line and the <br /> street side property lir e, respecting the ultimate right-of-way widths of Manthey Road and Klo Road. <br /> j. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requiremeitswill be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) A group of buildings shall be limited to 12,000 square feet in type II-N construction by use of 2- <br /> hour walls or fire sprinklers throughout. <br /> (2) Building blocks shall be separated by 40 feet or separated by a 1-hourwall. <br /> 2.
