MANTHEY ROAD. (APN 193-170-28 & 29) PA-0200400 (SA) TIME EXTENSION
The City of Stockton Public Works Department has reviewed the time extension on the subject
approved application. As the City of Stockton Public Works Department has no record of
review for the original application, the following comments are provided:
1. The owner/developer should be aware that should the San Joaquin County require this
development be served by City of Stockton Sewer lines and/or treatment facilities, and if
the site's land use is consistent with the City's General Plan, the property owner shall be
required to apply for a City of Stockton Outside Sewer connection and shall be required
to annex to the City of Stockton, or sign a deferred annexation agreement if the property
is not deemed contiguous to the City, and pay the applicable fees. Further, the
owner/developer shall be responsible for all costs involved in the extension of the sewer
main to serve this development, as required, to meet City standards.
2. The owner/developer should install full frontage improvements including, but not limited
to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting.
Said improvements should be installed prior to occupancy of any buildings/structures on
this site. Should installation of these improvements prove not practical due to existing
physical constraints, the owner/developer should enter into a recorded Deferred
Improvement Agreement whereby the owner/developer agrees to install the required
improvements at such time as it is practical.
3. The existing access at the north end of the site, together with all on-site traveled areas,
should be paved to ensure that vehicles exiting the site onto the public roadways are
track and dust free.
