The existing gate at the south end of the site should remain locked at all times, and <br /> access to/from the site should be taken exclusively from the north end of the site. <br /> 5. City records indicate that the subject parcels(APN 193-170-28 and APN 193-170-29)as <br /> shown on the site plan are held in common ownership. However, in order to ensure <br /> appropriate access rights, said parcels should be merged, or should enter into a <br /> reciprocal access and parking agreement. Said agreement should be in place and <br /> should be recorded at the San Joaquin County Recorder's office prior to issuance of any <br /> building permit. <br /> Further, the applicant should be aware of the following: <br /> 1. The site lies within an Area of Benefit (AOB) No. 86, which was adopted by the Stockton <br /> City Council on November 14, 1994, Resolution No. 94-0536. This AOB was <br /> established to reimburse the developers for constructing $7,049,978 worth of sewer <br /> improvements which benefit a 3,382 acre area south of the Weston Ranch area. The <br /> property owner should be aware that this AOB fee will be due and payable: a) If the <br /> property remains in the County and the property owner requests connection to City <br /> facilities, or b) If the property annexes to the City and the property owner either <br /> subdivides or develops. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
