Rick Griffin
May 11, 2005
4. The existing gate at the south end of the site should remain locked at all times, and
access to/from the site should be taken exclusively from the north end of the site.
5. City records indicate that the subject parcels(APN 193-170-28 and APN 193-170-29)as
shown on the site plan are held in common ownership. However, in order to ensure
appropriate access rights, said parcels should be merged, or should enter into a
reciprocal access and parking agreement. Said agreement should be in place and
should be recorded at the San Joaquin County Recorder's office prior to issuance of any
building permit.
Further, the applicant should be aware of the following:
1. The site lies within an Area of Benefit (AOB) No. 86, which was adopted by the Stockton
City Council on November 14, 1994, Resolution No. 94-0536. This AOB was
established to reimburse the developers for constructing $7,049,978 worth of sewer
improvements which benefit a 3,382 acre area south of the Weston Ranch area. The
property owner should be aware that this AOB fee will be due and payable: a) If the
property remains in the County and the property owner requests connection to City
facilities, or b) If the property annexes to the City and the property owner either
subdivides or develops.
We appreciate the opportunity to comment on this application.
JAMES B.
